Garage door water leaks and condensation: what to check

By · Updated

Water entering beneath a garage door needs a different fix from moisture forming on its inside surface. Record where the water first appears and whether it follows rain, melting snow or cold weather before buying a new seal.

Where is the water coming from?

The first wet spot is more useful than the final puddle. Water can travel along a panel, frame or slab before collecting inside the garage. Photograph the opening during the next rain or thaw while staying clear of the moving door.

What you seeWhat to investigateWhat a door repair might address
Water crosses the floor beneath a worn rubber edgeBottom seal fit, door position and outside drainageA damaged seal or a door that does not sit evenly
A wet trail starts at an upper cornerFrame joints, flashing and the wall aboveDoor perimeter seal; building repairs may also be needed
Droplets cover the inside face on a cold dayWarm, moist garage air meeting a cold surfaceSeal gaps where present; humidity also needs attention
Mist remains between insulated window panesGlazing seal conditionCompatible glazing or section replacement if available

These patterns guide an inspection. They do not prove which component has failed.

Why does a garage door sweat in winter?

Condensation forms when moist indoor air meets a cold door surface. A snow-covered car can add moisture as it melts in a heated Ottawa garage. Condensation on a garage door is therefore a humidity problem first and a door problem second. The Door and Access Systems Manufacturers Association explains this mechanism in its condensation guide.

An insulated door can still have condensation, especially on its glass. The same guide distinguishes surface droplets from fogging that may indicate a failed seal in double-pane glazing. Keep track of which side of the glass is wet before treating the whole window as defective.

Ventilation and moisture control belong in the investigation. Clear wet snow from the vehicle when practical and deal with standing meltwater. For a heated garage, discuss suitable ventilation with the person responsible for that system. Do not block existing vents or run a combustion appliance to dry the room.

Can bottom weatherstripping keep rain out?

Bottom weatherstripping closes the gap between the door and the floor when the profile, retainer and contact are right. A split rubber edge, a loose retainer or daylight beneath one corner gives water an easier route inside. Garaga describes the different seals around a sectional door.

Choose a seal by the door and retainer, not by how wide it looks in a shop photo. A product sold as a garage door water seal is usually one of these bottom profiles or the threshold strip covered below. A bulb, T-end or other profile must fit its mounting channel. An oversized replacement can interfere with closing rather than cure an uneven gap.

For damaged rubber, see the bottom and perimeter seal replacement service. If water stands against the outside face, replacing rubber alone may leave the main problem unchanged. Ask for the drainage and slab condition to be considered before accepting a seal as the whole repair.

Does a threshold strip solve an uneven garage floor?

A threshold strip helps at a suitable opening, and it also changes the path water takes across the floor. Before adding one, identify whether water needs to drain out of the garage through that same opening. A raised strip can hold meltwater inside.

An uneven slab, settled driveway or water flowing toward the building needs a site-specific assessment. Door weatherstripping is not a substitute for correcting a drainage defect. Photograph the floor profile and show where the puddle begins when requesting help.

Do not increase opener force to crush a seal against a low spot. The opener settings and the door’s mechanical alignment need to remain suitable for the door system. A technician can distinguish a sealing gap from a door sitting crooked on its tracks.

What should you check around the frame?

Inspect the frame from the ground for open joints, cracked seal material and staining. Note whether the wood is visibly swollen or has lost its shape. Water damage to a door frame tends to show first at the foot of each jamb, where snow and splash sit against the wood. Avoid removing trim until the cause and extent of the damage are understood.

Aluminum capping around a garage opening protects suitable trim, but covering a wet or deteriorated frame does not establish that the frame is sound. Ask whether the quote includes substrate repairs, seal work, or only the metal finish.

For an Ottawa door inspection, send a photo of the full closed opening, the first wet spot and the outside threshold. Those views help separate a door-seal job from a drainage or building-envelope problem before the visit.

Frequently asked questions

Will a new bottom seal stop every garage leak?
No. A matching seal can close a worn gap, but water pooling against the door or running down behind the frame also needs its source addressed.
Is water on a garage door window always a failed seal?
No. Droplets on the room-facing surface can be condensation. Persistent mist between insulated panes is a different symptom and needs the glazing assessed.
How do I stop water coming under my garage door?
Stop water coming under a garage door by fixing the route it takes: replace a split bottom seal that shows daylight at a corner, and keep the outside slab and any drain clear. Add a threshold strip only where water does not need to drain out through that opening, and have a slab sloping toward the door assessed separately.
Should I increase opener force to stop a leak?
No. More closing force does not correct a damaged seal or a sloping slab. Have the door position and seal fit checked without overriding its safety settings.
