Why does downtime cost more than the broken part?

A spring is a few hundred dollars. A closed shipping door is a crew standing still, a truck idling in the lane, and a heated bay bleeding into an Ottawa January. The part is almost never the biggest number.

Put a figure on it before you call anyone. Take the hourly cost of the people who cannot work, add what a missed pickup costs you in penalty or rescheduling, and multiply by the hours the opening stays shut. On a two bay warehouse that number passes the cost of most repairs before lunch, and in January the heating loss alone is measurable on the bill.

It also changes what the right repair is. On a house door, waiting two days for a matching part is an inconvenience. On a loading bay it can be the most expensive decision of the week. So we will say plainly when a stock part fitted today beats an exact match fitted Thursday, and when it does not, which is usually on fire rated assemblies and on anything where the substitute changes the door weight the springs were wound for.

Which parts fail first on a door that cycles 50 to 200 times a day?

Springs first, then cables, then bearings and the operator. A standard spring is rated near 10,000 cycles. At 100 cycles a day that rating is spent in about four months, which is why commercial doors need high cycle springs.

Cycle life is the specification that separates a commercial door from a house door, and it is the one nobody asks about at purchase. High cycle torsion springs are wound from heavier wire over a longer barrel and are commonly specified at 25,000, 50,000 or 100,000 cycles. The higher rating costs more once and then buys years of not phoning anybody. If a door on your site has eaten two spring sets in eighteen months, the springs are not the fault, the specification is.

Wear shows up differently by door type. On sectional steel, watch the hinges, the end bearing plates and the rollers, and watch the bottom section for impact damage that quietly bends the track. On rolling steel the counterbalance is barrel tension inside the barrel rather than a spring you can see, so the door simply feels heavier over time, the slats gall where the curtain rides the guides, and the operator starts drawing more current before anything visibly breaks.

What does a commercial garage door repair cost in Ottawa?

We quote commercial repairs after a site visit, because gauge, headroom, barrel size, operator type and power supply all change the part and the labour. The diagnostic service call is $35 to $85, and it is free on any repair over $250.

There is no honest single figure to publish for this work. The same fault on a 24 gauge sectional with standard lift headroom and on a rolling steel curtain over a 14 foot opening are two different jobs, and a three phase gear head operator is not a trolley opener with a longer cord. Backroom, headroom and whether the door sits under a mezzanine decide whether a part can be changed in place or the assembly has to come down first.

What we can publish is how the visit itself is charged. Can a door be made safe to use before the full repair is finished?

Sometimes the door can run, and sometimes the only safe answer is to secure the opening and lock the door out of service. We will tell you which one you have, and we will not leave a door balanced on a guess.

A broken cable, a cracked bottom bar or a spring that has let go leaves the door weight unsupported, and a door that drops is the injury nobody planned for. In those cases we secure the door closed, disconnect the operator so nobody can cycle it, tag it out of service, and return with the part. A tagged door is a nuisance for a shift. An unsupported door on a busy bay is something else.

Where the fault is electrical rather than structural there is more room. A failed photo eye or a damaged safety edge can sometimes be run on constant pressure control under UL325 while the replacement is on the way, but only with a trained person at the button watching the opening, and only as a bridge measured in days. Fire rated doors are the exception with no room in it: an assembly that has dropped, or that has failed its drop test, stays out of service until it is reset and tested. That is Ontario regulation, not our preference.

What should you have ready when you call about a door that is down?

Door width and height, whether it is sectional, rolling steel or a shutter, the operator make and voltage, what the door was doing when it stopped, and whether the opening has to stay closed overnight. Those five answers shorten the visit.

Voltage matters more than people expect. Single phase 120 volt, single phase 240 volt and three phase 208 or 600 volt operators are different units carrying different parts, and a photo of the motor data plate settles in one second what a phone description takes five minutes to get wrong. Three photos are worth more than any description: the data plate, the broken part, and the whole opening from ten feet back so we can see headroom, backroom and how the track is mounted.

Access is the other half of the call. Tell us the hours the building is open, whether the bay has to be cleared, whether a lift is needed to reach a high header, and who signs off on the price. A property manager or condo board representative who can approve the written quote during the visit is the difference between one trip and three, and on a door that is stopping work that difference is the whole cost.

How do you stop the same commercial door failing again next quarter?

Specify parts for the real cycle count, then inspect on a schedule instead of waiting for the noise. High cycle springs, sealed bearings, an operator rated for the duty, and quarterly checks turn surprise failures into planned ones.

Duty cycle is the specification most often got wrong. A residential trolley opener is built for a handful of cycles an hour. A jackshaft, hoist or gear head commercial operator is built for repeated use all shift, and fitting the light one to a door that runs 150 times a day is buying the same failure twice a year. Count the cycles honestly, then buy for that number rather than for the quiet week you are having.

A scheduled inspection is short and boring, which is exactly the point. Spring condition and barrel tension, cable and drum wear, bearing play, track and guide alignment, chain or belt tension, door balance, and a function test of every UL325 safety device on the opening, plus a drop test where a fire rated assembly is involved. Written up each visit so an owner, a board or a property manager can see what moved since last time.
